Eligible activities include down payment /closing cost assistance and rehabilitation/reconstruction (repair) assistance.
1.Must live in or intend to live in the City of Moore Haven or unincorporated areas of Glades County.
2.Must be within the income guidelines of the SHIP Program according to the State SHIP Guidelines of “Income Limits Adjusted to Family Size.”
3.Must meet one of the following: 1) Building a concrete block structure home (CBS) 2) buying an existing block home 3) wood frame home 4)live in a home that requires rehabilitation/repair.
4.Must attend a minimum of one home-buyer, home maintenance, or credit counseling workshop.
5.Must qualify for a mortgage that will cover the remainder of the costs of the home, above the SHIP Assistance award.
6.Must be able to meet minimum required non-refundable investment. Fees are based on financial ability: (Extremely Low-$100, Very Low $300, Low-$400, Moderate $500)
7.Homeowner’s insurance is required during the duration of the SHIP agreement.
8.The sales price, assessed value or new construction of a home cannot exceed $204,432.

The Glades County SHIP Program is designed to create affordable site-built housing for eligible Glades County Residents of very low, low or moderate income. Income verified and certified applicants may be eligible for down payment/closing cost assistance or rehabilitation/reconstruction.
SHIP recipients will be chosen after a complete and accurate application is completed. Everyone’s combined income living in the household must meet the income guidelines listed below. Applicants will be chosen on a first come, first served basis after priority applicants are served. Finally, applicants must be able to secure additional financing for the remaining balance of the housing above the SHIP funding. SHIP is an assistance program and does not anticipate awarding entire new homes as a general policy.

The Glades County Down Payment Assistance Program may assist an income verified and certified homebuyer by paying a portion of their down payment, closing cost and principal buy down. The program will provide a deferred loan for up to $30,000 to an income verified and certified applicant to purchase a single-family, owner occupied, primary residence of a new unit constructed of a concrete block structure (CBS).
The Down Payment Assistance Program may also provide assistance to an eligible applicant to purchase an existing single-family, owner occupied unit. The existing home may be in need of eligible rehabilitation and/or repairs that meet the State SHIP rules which provide the need for safe, and/or sanitary habitation, correction of substantial code violations, or the creation of additional living space. SHIP funds will be available for home site acquisition, survey, site improvement, permit/fees, demolition, electric, water, sewer or septic hookup.
The Down Payment deferred loan will be forgiven if all SHIP requirements are fulfilled during the time period required.
Down Payment Application Process:
1. Complete pre-screening with SHIP Administrator to determine income eligibility.
2. Qualify for a 1st mortgage with an FDIC insured lending institution.
3. Return to the SHIP office, letter of pre-qualification, stating pre-approval for the purchase or construction of the home.
4. SHIP Administrator will verify applicant’s income for eligibility.
5. Homeowner’ Training must be completed.
6. Final approval for funding must be approved by the Glades County Board of County Commissioners’.
The Glades County Owner-Occupied Rehabilitation Program can provide funds to an income verified and certified owner-occupant for repairs and/or reconstruction of substandard owner-occupied single-family units. It is the intent of this activity to emphasize the upgrading of homeowner conditions by increasing the funds available for renovation/reconstruction of deteriorated homes. Repairs are eligible under this program, subject to SHIP fund availability. SHIP funds will be available for survey, site improvement, permit/fees and demolition, electric, water, sewer or septic hook ups.
Rehabilitation Application Process:
1. Complete pre-screening with SHIP Administrator to determine income eligibility.
2. SHIP Administrator will verify applicant’s income for eligibility.
3. A licensed, county inspector will visit home to note repairs needed and any code violations.
4. Applicant will contact 2-3 licensed contractors to bid on work for project completion.
5. Applicant will select contractor.
6. Homeowner’s Training Must Be completed.
7. Final approval for funding must be approved by the Glades County Board of County Commissioners’.
